What is your service area?
Our service area includes the municipalities of Bloomingdale, Haledon, Hawthorne, Little Falls, North Haledon, Pompton Lakes, Prospect Park, Ringwood, Totowa, Wanaque, Wayne, West Milford and Woodland Park. The cities of Clifton, Passaic and Paterson are not a part of our service area.
Does the Agency offer any other programs?
Yes. Housing Choice Voucher participants can join the Family Self Sufficiency (FSS) Program on a voluntary basis. This program enables the head of household to establish goals for themselves which will enable them to become economically self sufficient. The program also offers individual savings accounts which the Agency contributes money to based on increases in the family's income. The participant receives these funds upon the completion of their goal(s) within the period of the contract. Contact Clarissa Manjarres of this office at (973)569-2177 for further details.
How is my portion of the rent calculated?
The tenant portion of the rent is based on a HUD formula which uses 30% of a family's income after any applicable deductions are applied. The tenant is also given a credit for any necessary utilities they must pay for in the apartment. If there is an income change with any family member, it must be reported to the office and the rent will be adjusted accordingly.
What do I do if the tenant isn’t paying the rent, paying the rent late, or damaging the unit?
In this case, the landlord should mail a letter to the office to the attention of the caseworker stating the issues they are having with the tenant. Beyond this, the landlord should seek legal advice and/or file the case in Landlord/Tenant court in the Passaic County Superior Court.
How can I find a tenant for my available apartment?
The Housing Agency provides free advertisement of your unit. You can either call the office or submit the information through this website. Please be advised that we do not choose or screen your tenant.
What criteria is used in the inspection of the apartment?
The apartment must be approved by an inspector before a tenant can move in. Once the tenancy begins, units are inspected at least once annually to ensure that the landlord is keeping up the condition of the apartment, and the tenant is not causing any damage to the unit. Apartments are also inspected randomly throughout the year to supervise the inspector's work. If a landlord or tenant contacts the office with a complaint, the Agency will also conduct an inspection if the situation warrants it.
